New Harbor was founded on a simple conviction: Mexico’s real estate markets offer compelling, risk-adjusted returns but only for operators who truly understand the landscape.

Our founding partners, Laurent and Madison Poole, have spent more than 30 years working, and building relationships across Mexico. These deep market relationships give us access to deal flow, developer networks, and local market intelligence that offshore investors simply can’t replicate.

Coming from a developer pedigree, we approach underwriting both from a developer’s and lender’s perspective. We know that we can take over and complete any development if necessary. We’re not passive allocators. We source our own deals, structure our own security, apply currency hedges where necessary and manage our investments hands-on. From origination through repayment. Every dollar we deploy is backed by first-position collateral, rigorous underwriting, and direct oversight.
