History
New Harbor Investment Management LLC, (NHIM) is a US based private equity real estate company with 35+ years of development experience and 17 years of Mexico specific experience. In January 2023, NHIM created a wholly owned subsidiary, CDMX II which focuses on lending to residential real estate in all tiers of the capital stack. CDMX II has a $50M USD revolving credit facility which it draws on to lend into Mexico to fund real estate acquisition and development in Mexico City, Cabo San Lucas, Cancun, and other developing areas of Mexico. All loans are backed by first or second position mortgages and guaranteed by the developers.
Why Mexico
There is strong demand for quality housing in Mexico City. It is estimated that there is an existing shortage of 250,000 residential units and an annual demand of an additional 40,000 units versus a supply of approximately 10,000 units

However, ​Real estate development in Mexico suffers from systemic issues with its capital markets. Traditional lenders in Mexico do not provide project acquisition and development financing. Construction financing is available but only once a project has been issued construction permits.

Unsatisfied residential demand combined with the restraint of capital create a huge opportunity for private equity to earn premium risk adjusted rates by filling this funding gap.
